Shore Villas Condominiums Rental Policies

Important Information for Guests & Owners

To ensure a smooth and enjoyable experience for everyone, Shore Villas Condominiums maintains clear rental policies for all vacation rental properties. These policies help protect guests, owners, and the integrity of our beachfront condominium complex in New Smyrna Beach.

Reservation & Booking Policies

Advance Reservations

Reservations are accepted based on availability. We recommend booking early during peak seasons, including winter months and summer holidays.

Deposit Requirements

A deposit may be required to secure your reservation. Specific deposit amounts and due dates will be provided at the time of booking.

Final Payment

Full payment details and deadlines will be clearly outlined during the reservation process.

Confirmation

Reservations are confirmed only after the required deposits and documentation have been received.

Cancellation Policy

Cancellation terms may vary depending on the unit and season.

General guidelines may include:

  • Written cancellation notice required
  • Refund eligibility is dependent on the notice period
  • Administrative fees may apply
  • Peak season reservations may have stricter cancellation windows

Because each unit is individually owned, cancellation policies may differ slightly. Please confirm terms at the time of booking.

Check-In & Check-Out

Check-In

Check-in instructions will be provided prior to arrival. Specific times will be communicated during booking.

Check-Out

Guests are expected to vacate the unit by the designated check-out time unless prior arrangements are made. Late check-out may not be available during high occupancy periods.

Occupancy Limits

Each condominium has a maximum occupancy based on its size and layout. Guests agree not to exceed the stated occupancy limits.

Overcrowding may result in termination of the rental agreement without refund.

Property Rules & Regulations

In order to preserve the rights, privileges, safety, and security of all owners, guests, and renters, adherence to the following rules will be strictly enforced.

Exterior of Buildings & Common Areas

  • Do not hang towels or clothing from the balconies. Do not store any items on balconies overnight. Exterior grade tables and chairs are allowed to be on balconies overnight.
  • Per Florida law, charcoal or gas barbeques are prohibited on balconies or within 10 feet of any overhang.
  • Barbeque only in the designated area, and keep the area clean
  • No smoking or vaping on balconies or common area/pool area. Smoking/Vaping is only allowed in the parking lot.
  • No equipment of any kind can be stored on walkways, stairs, parking lot, or any other common area. Items left in common areas will be collected by the property manager and will be available at the office.
  • For their safety, children must be accompanied by an adult at all times when in the common areas.
  • Quiet time is from 10:00 p.m. to 8:00 a.m. Please be considerate of your neighbors.
  • Two permanent parking permits are issued to every unit. All vehicles must display a parking permit. Do not park in “No Parking” spaces. Vehicles in violation will be towed with no warning at the manager’s discretion.
  • Shore Villas is not responsible for vehicles or items left in vehicles. Commercial vehicles are not permitted.
  • Florida’s Turtle Regulation: Outside lights facing the ocean must be turned off, and drapes must be closed after dark (unless the sliding door glass is “turtle glass”) from May 1st to November 1st.
  • Any person visiting an owner or lessee who does not occupy the apartment overnight. Visitors may not use the facilities unless accompanied by an owner. The property manager may limit the number of visitors admitted to common facilities at any one time and the frequency of any particular visitor’s use of the same.

Pool Area

  • Pool hours are 8:00 a.m. to dusk per our permit with Volusia County.
  • No smoking, no loud music, no glass, no food, no drinks, no balls, and no frisbees allowed in the pool area.
  • Wear proper swimming attire (no cutoffs). Pool safe disposable diapers must be worn by babies and toddlers.
  • Please be considerate of others when using chairs in the pool area. Do not attempt to reserve pool chairs by placing items on them until you are ready to use them. Do not remove pool furniture from the pool area.

Pet Policies

Pets (Owners Only)

  • Per Volusia County law, pets are not allowed on the beach ($50 fine from Beach Patrol).
  • Pets must be leashed and under the physical control of the owner at all times when outside your unit. Pets must only be walked in the parkway area past the dumpster enclosure and pet owners must pick up after their pet.
  • Renters/guests are not permitted to bring pets on premises or into units.

Rentals

  • Condos should not be rented more often than one time per 7 day period.
  • The primary renter must be at least 21 years of age and must be on site during all days of the rental period.
  • Per fire code, occupancy of units is limited to a max of 6 people.
  • A Move-In Fee of $50 must be paid to the property manager for any rentals not rented through the property manager. This fee includes issuing of one temporary parking permit for the main lot to renters.
